One relationship, from the first conversation

A guest’s experience often passes through several disconnected systems before they reach a room. The booking journey, pre-arrival messages, reception, room controls and leisure reservations each ask for a fresh interaction. We see an opportunity to connect that journey through our INTELLICA OS Platform.

Our direction begins with intent. A person could describe the kind of stay they want, compare suitable options and review the details of a reservation in the same conversation. INTELLICA would help prepare the action, while the guest retains authority over the booking, payment and information shared with the destination.

Once a guest chooses to connect their visit, authorised booking details, arrival information and selected preferences could help the hotel prepare. Knowing the customer should mean responding to what they have willingly shared, with clear boundaries around who can see it and how it is used.

A welcome prepared around you

We are designing for the moments that shape a first impression. A delayed arrival could inform the reception team. A room preference could reach the staff responsible for preparing it. A request made before departure could remain visible when the guest arrives, rather than disappearing into a separate message history.

The ambition is a more attentive welcome, supported by a shared understanding across guest communication, reservations and hotel operations. Staff would receive the information relevant to their role and be able to confirm, amend or take over a request. Technology should help them deliver hospitality with greater confidence.

Avatar Me forms part of this development vision. We are exploring how an optional identity connection could help establish the guest’s permissions within INTELLICA. Recognition would support an authorised relationship with a particular property, with accessible alternatives for people who prefer another way to identify themselves.

The room becomes part of the conversation

Inside the room, our aim is to make the environment easier to understand and use. A guest could describe what they need for rest, work or an evening in, and have INTELLICA coordinate permitted adjustments to lighting, climate, entertainment and service requests.

The same relationship could extend into the destination. A visitor might arrange a restaurant table, explore a recreational activity or ask for help reaching a venue. Availability, charges and booking conditions would need to be confirmed through the relevant operational systems before any commitment is made.

We want the experience to remain responsive when plans change. A cancelled activity should not leave an unrelated transport request running. A family should be able to manage separate permissions and preferences. Physical controls and direct access to staff remain essential parts of a welcoming environment.

Intelligence close to the room

Responsiveness depends on architecture as much as interface design. Edge computing places processing closer to the devices and spaces it serves. In our proposed architecture, local systems would handle suitable room functions and time-sensitive interactions, while cloud services would support capabilities that benefit from wider coordination.

A local controller, for example, could apply an authorised lighting preference without sending every adjustment through a distant service. Essential controls would need dependable fallback behaviour if an internet connection failed. The right division of work would depend on the property, the equipment and the service being delivered.

Local processing can also support a more selective approach to data. Our aim is to move only the information needed for a particular purpose, with defined access, retention and operational responsibility. We are designing for secure configuration, updates and careful device management throughout their life.

Homes designed to grow with the people inside

We are extending this thinking into new homes and residential developments. The opportunity is to consider intelligent software, connectivity and local control alongside the architecture, early enough for them to become part of a coherent living environment.

A household could use INTELLICA to coordinate routines across comfort, access, energy and everyday services. Different residents would need different permissions. Visitors and contractors would need access that can be limited and withdrawn. A change of occupant would require a clear separation between the home’s systems and the previous resident’s personal information.

Our planned direction includes support for work, family life, recovery and recreation, with rooms that can adapt to changing needs. We are also interested in how developers can provide a useful long-term software foundation, including maintainability and handover, instead of leaving residents to manage a collection of disconnected applications.

The ecosystem we are bringing together

INTELLICA gives these programmes a common centre: an operating platform for intent, context and coordinated action. Avatar Me explores identity and authorisation. Intelligent Environments connects those relationships to the spaces we inhabit. Our Embodied Systems research considers physical assistance where it has a useful and appropriate role.

At FT1 Labs, we are developing the connections between these areas. A guest’s authorised request, a property’s operational system and a local room controller need to agree on what should happen and who is responsible. Integration means designing those boundaries carefully, as well as making the experience feel consistent.

Our work at FT1 Labs brings these questions into the same research conversation. The objective is an ecosystem that can support different properties and experiences through a common platform, while respecting the specific requirements of each environment.

Private development with a practical purpose

Alongside our wider research, we are developing technology through exclusive private projects for hotel chains and property developers. This work centres on connected communication, intelligent software and more responsive environments. Client identities and individual project details remain private.

We aim to work with developers, operators and design teams early in the process. The relationship between a guest, a building and its systems is easier to design coherently when connectivity, local infrastructure and software responsibility are considered together.

Our development agenda includes a continuous guest relationship through INTELLICA, permission-based personalisation with Avatar Me, locally responsive room systems, connected residential services and tools for coordinating activity across larger destinations. These are the directions we are building towards. Specific capabilities and delivery plans depend on each project.

From connected properties to intelligent districts

The same questions extend beyond a single building. In a mixed-use district, homes, hotels, recreational facilities, transport and public services can influence one another. A well-connected destination could help people move between them with less repetition and better information.

Our vision includes platforms that could coordinate permitted service requests across that wider setting, while giving operators a clearer understanding of demand. Energy and water systems, maintenance needs and mobility services are potential areas for integration, with responsibilities defined at the appropriate building or district level.

This is the territory often described as the smart city or cognitive city. An eco-city places particular emphasis on environmental outcomes. For us, the useful question is what an intelligent platform can contribute to daily life and long-term stewardship. Technology can support those aims, but environmental benefits need to be measured against a credible baseline.

International context / Published strategy

Dubai: connecting the digital city

Digital Dubai’s city strategy sets out an ambition for more integrated, personalised and inclusive digital experiences, supported by shared platforms and services. It is a useful example of treating the experience across a city as a connected design challenge.

Our own interest is the relationship between that city-scale thinking and the individual’s experience of a hotel, home or destination. We want INTELLICA to make a connected environment understandable from the person’s point of view.

Saudi Arabia: new models for places and destinations

NEOM’s current description of THE LINE presents a phased, demand-led approach to urban development, with liveability, sustainability and innovation as guiding principles. Its technology programme describes digital infrastructure and consent-based data as part of the wider ambition. These are published development directions, rather than evidence of a completed city.

For Future Tech One, the relevance lies in the scale of the integration challenge. A new district needs more than connected equipment. It needs services that can work together, local systems that remain dependable and a clear relationship with the people who use them.

The smart destination as a complete experience

Red Sea Global has described a smart-destination approach that connects guest experiences, operational services and environmental management through a common platform. Its published work highlights how hospitality technology can extend across a destination, including the places between individual resorts.

Dubai, NEOM and Red Sea Global are independent initiatives, included here as context for our thinking. Our focus remains the platforms and private projects we are developing at FT1 Labs, with our own approach to identity, communication and responsive environments.

That is the direction of Intelligent Environments at Future Tech One. We are bringing our technology programmes together around INTELLICA to support hotels, recreational destinations, homes and future infrastructure.
